Chances are that the purchaser of your home will hire someone to conduct a home inspection.  A home inspector’s job is to find something wrong with your home.  Here are 18 simple things you can do to your home to prepare for the home inspection.  These will save you some grief later and also show the prospective purchaser and home inspector what a good value your home is.

  1. Remove grade or mulch from contact with the siding. 4-6 ” of clearance.
  2. Clean all dirty gutters
  3. divert water away from the house with downspout extensions.
  4. Trim trees, roots and bushes back from foundation, roof siding and chimney.
  5. paint all exterior wood that is flaking
  6. Caulk around chimney, trim, windows and doors
  7. Replace HVAC filters
  8. Point up any failing mortar joints in brick, steps.
  9. Test all smoke detectors
  10. Run hot water and Clorox thru jetted tubs
  11. Get all windows and doors in working order, check locks
  12. Put all plumbing fixtures in proper working order, no leaks
  13. Replace any burned out light bulbs
  14. Clean fireplace of ashes and be sure wood isn’t stored close to house
  15. Check Caulk all tub and shower fixtures
  16. Check that all toilet are in working condition and secure to floor
  17. check that crawlspace is dry
  18. Allow clear access for the inspector to attic, crawlspace and heating units

Be careful – don’t do cheap repairs, i.e. (giant caulk repairs), this will alert the inspector

Moving Checklist…. Moving is stressful enough as it is. Here is a list of reminders to make things run a little smoother for you.

2 Months Before you move:
      Investigate options and rates for moving services and storage

  • Create a file to keep track of estimates, receipts and other moving information
  • Check with your employer to see what moving expenses they cover, if any.
  • Begin pulling together medical records and dental records
  • Arrange to have school records transferred to your children’s new schools
  • Call your insurance agent to arrange insurance for your new home
  • Contact organizations  you belong to and ask how to end or transfer membership
  • Inventory all household items to be moved
  • Make a list of friends, relatives and businesses that need to be notified of your move
  • Start working your way through each room taking inventory of what stays and how to dispose of them
  • Secure moving boxes and other packing supplies

1 Month Before Moving

  • Get an itemized list of all moving costs and review with the mover
  • File a change of address with the Post Office
  • Notify all interested parties  of your new address
  • Contact utility companies to disconnect, transfer or install new services
  • Begin packing items you don’t use very often
  • Dispose of flammable, corrosive and poisons
  • Contact your financial institutions to transfer or install new services
  • Begin packing items you don’t use very often
  • Confirm travel arrangements
  • Confirm movers, storage and truck rental reservations

7 Days Before Moving

  • Prepare an ‘essentials’ box and designate ‘last load’ items
  • Drain fuel and oil from lawn mowers, gas grills, kersosene heaters, etc.
  • Empty, defrost and clean your refrigerator
  • Prepare all appliances for loading
  • Fill any necessary prescriptions
  • If you live in a building with elevators, arrange the use of them on moving day
  • Prepare directions for your moving company, including travel itineraries and emergency numbers
  • Keep telephone connected until the day after scheduled move

The Big Day is Here! Are Your Ready???

  • Don’t make plans to pack, unpack or do other things on moving day, the move itself will be enough
  • Install your new phone for moving day so your movers can talk with anyone from your new home
  • Carry valuables, personal items with you to your new residence
  • Never throw out  an item that has been damaged, it may need to be inspected for a claim to go through
  • If you can’t be at your residence at moving day, name a representative to act on your behalf and supervise the movers
